TRUSTEE'S SALE 751 Sand Willow Drive Chesapeake, VA 23320 In execution of the Deed of Trust dated June 19, 2006 and recorded on June 27, 2006 in Book 6609 at Page 860 in Instrument # 060047726 of the City of Chesapeake land records, Trustee Services of Virginia, LLC, the appointed Substitute Trustee, will offer for sale at public auction at the front of the Chesapeake Circuit Court, 307 Albemarle Drive, Chesapeake, Virginia on July 19, 2018 at 10:00 AM the property more particularly described in the aforementioned Deed of Trust, located at the property address listed below and briefly identified as follows: ALL THAT CERTAIN LOT, piece or parcel of land, with the improvements thereon and the appurtenances thereunto belonging, lying, situate and being in the City of Chesapeake, Virginia, and being known, numbered and designated as Lot 115, as shown on that certain plat entitled "Subdivision of Oakbrooke, Section Three, Washington Borough, Chesapeake, Virginia", made by Hassell & Folkes, P.C., Engineers, Surveyors, Planners, dated October 12, 1995, which said plat is duly recorded in the Clerk's Office of the Circuit Court of the City of Chesapeake, Virginia, in Map Book 116, at Pages 55 and 55A. Reference to which is hereby made for a more particular description of said property. More commonly known as 751 Sand Willow Drive, Chesapeake, Virginia. AND BEING THE SAME property conveyed to Edward Barringer, Jr. and Roberta Barringer, husband and wife, as tenants by the entirety with right of survivorship by deed from G.S. Williams, Inc., dated January 30,1998 and recorded February 3, 1998 in Deed Book 3612 at Page 391 among the land records of Chesapeake, Virginia. Tax No.: 0378001001150 Property address: 751 Sand Willow Drive, Chesapeake, VA 23320 The property will be sold "AS IS," WITHOUT REPRESENTATION OR WARRANTY OF ANY KIND AND SUBJECT TO conditions, covenants, restrictions, reservations, easements, rights of way, and all other matters of record taking priority over the Deed of Trust, if any, as might be listed in this notice or may be announced at the sale. TERMS OF SALE: A non-refundable bidder's deposit of $42,000.00 or 10% of the sale price, whichever is less, by cashier's or certified check required at time of sale, except for the party secured by the Deed of Trust. Risk of loss is on the purchaser from date and time of auction. Balance of the purchase price must be paid by cashier's check within 14 days from sale date. Except for Virginia Grantor tax, all settlement costs and expenses are purchaser's responsibility. Taxes are pro-rated to the date of sale.
