TRUSTEE'S SALE 1424 Mascott Street Portsmouth, VA 23707 In execution of the Deed of Trust dated October 26, 2006, and recorded as Instrument Number 060024036, of the City of Portsmouth land records the undersigned Substitute Trustees, will offer for sale at public auction on July 18, 2018 at 12:00 PM at the front of the Circuit Court for the City of Portsmouth, at 1345 Court Street, Portsmouth, Virginia, the following property: All that certain piece or parcel of land, with all the appurtenances, situate in the City of Portsmouth, Virginia (formerly Western Branch Magisterial District of Norfolk County, State of Virginia) and being a portion of Block "F" as shown on the Plat of Blocks in West Grove, which plat is recorded in the Clerk's Office of the Circuit Court of the City of Chesapeake (formerly Norfolk County), Virginia. Said land hereby conveyed having a frontage of Sixty (60) feet on the south side of Mascott Street with a depth between lines at right angles to Mascott Street on One Hundred Fifty (150) feet more or less to Railroad property, the west side of said parcel being a distance of ninety (90) feet east along Mascott Street from the east line of Pullman Street, as shown on survey. Tax No.: 01930010 The property and improvements will be sold in "as is" physical condition without warranty of any kind. TERMS OF SALE: A non-refundable bidder's deposit in the amount of ten percent (10%) of the successful bid payable by cashier's/certified check required at time of sale except for the party secured by the Deed of Trust. Risk of loss on purchaser from date and time of auction. Balance of the purchase price must be paid by cashier's check within 14 days from sale date. Except for Virginia Grantor tax, all settlement costs and expenses are purchaser's responsibility. Real estate taxes will be pro-rated to the date of sale. Purchaser is responsible for obtaining possession of the property.
