NOTICE OF TRUSTEE'S SALE 1019 Horne Avenue, Portsmouth, Virginia 23701 In execution of that certain deed of trust in the original principal amount of $165,000.00 dated April 20, 2015 and recorded among the land records of the City of Portsmouth, Virginia, as Instrument Number 150003547 and subsequent modifications or re-recordings, if any, as amended by an instrument appointing the undersigned as Substituted Trustee, default having been made in the payment of the indebtedness thereby secured and having been requested to do so by the holder of the note evidencing the said indebtedness, the undersigned Substituted Trustee will offer for sale at public auction in front of the Portsmouth Circuit Court (VA) 3rd Judicial Circuit of Virginia, 1345 Court Street, Portsmouth, Virginia, on: June 21, 2018 @ 11:00 AM The property described in said deed of trust located at the above street address, and more particularly described as: All that certain parcel of land situate in the City of Portsmouth, County of Portsmouth and State of Virginia bounded and described as follows: All that certain lot, piece or parcel of land, with the buildings and improvements thereon and the appurtenances thereunto belonging, situate in the City of Portsmouth, State of Virginia, known, numbered and designated as Lot 111, as shown on that certain plat entitled: "Subdivision, Cavalier Manor, Section 16, Portsmouth, Virginia," dated April 18, 1960, made by Baldwin and Gregg, Civil Engineers & Surveyors, which plat is duly recorded in the Clerk`s Office of the Court of Hustings for the City of Portsmouth, Virginia, in Map Book 3, at page 84, to which plat reference is hereby made for a more particular description of the property hereby conveyed; it being a part of the same property conveyed to the granter herein by deed of Bide-A-Wee Corporation, et al, dated February 23, 1961, and recorded in the Clerk`s Office aforesaid, in Deed Book 361, at page 116. A non-refundable deposit of ten percent (10%) of the successful bid price, payable in cash or by certified or cashier's check to the undersigned will be required of the successful bidder at time of sale. Terms of sale to be complied with within 14 days from date of sale or deposit will be forfeit and property will be resold at costs of defaulting purchaser. All real estate taxes to be adjusted as of date of sale.
